The offices are rented at 65000 Reais per month; and the owner asks 6.5 million Reais (i.e. a rental return of 1% per month) which could probably be negociated down a little (especially for buyers from abroad, depending on the payment structure). He's a bit pressed for the money as he needs to develop a big resort he owns elsewhere; that's why you'd probably cut a good deal here.

It is located near the important Faria Lima boulevard; and a metro station is being constructed next to it which will make it even more desirable. The property includes 24 parking spots; and the building has a helipad.

The building

The building has 3 underground parking floors, 23 standard floors, and then the three penthouse floors. It has 5 elevators, one dedicated to the parking floors which are operated by a third party company.

The penthouse floors

The penthouse consists of the entire 24th and 25th floors, and part of the 26th floor.
24th floor: 2 large office spaces, 4 bathrooms, the elevator area and 2 stairs giving access to the top floors.

25th floor: 2 large office spaces, 8 bathrooms, kitchen area, airco machine room, a garden and access to the emergency exits and common areas.
The garden areas of this floor have been covered with a glass roof that features a "waterfall" of running water that both cools and creates beautiful light effects. One of these roofs is retractable and both this roof and the water system is remote controlled.

26th floor: This is more of a "vanity" office - a small office space, used for special occasions, with a bathroom and kitchen area. The access is via the common areas but the building is prepared to receive an internal elevator or staircase to this floor.

Even the underground parking garage, where guests leave their car with valet parking, is finished to a unusually high standard.
