Very private beach near Guarda Embau
This 1 000 acre land will allow the development of a larger residential area, a hotel complex, and an 18-hole golf course. To this date, there have only been a couple of golf courses in Santa Catarina, but several new developments are currently being constructed, now driven by the increased tourism rather than by the need of the management of larger industries. This large land, with more than 1 mile beach front and 0.7 mile lake front, embedded between larger mountain ranges, and located close to the new modern highway BR-101, is a serious alternative for the first golf course in southern Santa Catarina.
The land is located in the smaller municipality of Paulo Lopes, in between the more famous cities Garopaba and Palhoca. The distance from the highway BR-101 to the entrance of the land is 3.3 miles / 5.3 km. There are several homes along the access road to the land, and electricity, phone lines and water supply is readily available.
The rectangular shaped land is relatively flat in structure. About 11% of the land consists of forest and 8% of sand dunes. The rest have been used to grow cattle. The constructed area on the land is about 16 500 SqFt or 1 540 m2.
The land is registered in the City Hall (The Office of Property Registration) and there are no doubts about the ownership. However, a more detailed viability study of what is permitted to construct on this land would be needed. Such a study would have to be approved by the Municipality of Paulo Lopes, and the environmental agencies FATMA and IBAMA. It would take between 1 to 2 months to get a clearer picture of the construction possibilities, provided that background information and preliminary drawings area readily available.
